HMO Refurbishment

Arc Group London were appointed by TDC for the full refurbishment of Spendells House, which has been converted into an emergency accommodation shelter to house people and families who find themselves homeless in the local district and surrounding area. Built in 1967, the two-storey building was formerly used as a retirement home, consisting of 30 studio apartments, before its closure in 2018 after the low take-up of sheltered accommodation. The refurbishment works are to the Main Building & Bungalow which includes the following:

  • Structural alterations to both Main Building and Bungalow to increase overall number of apartments to 32 units and allow improved access routes between buildings
  • Reconfiguration of defined rooms to create larger living spaces, accessable flats & a laundry room
  • Redecoration of all rooms, communal space and bungalow office space
  • Installation of suspended ceiling throughout communal areas
  • Replacement of all bathrooms / WC’s and kitchens
  • Creation of new shower room and family washroom facilities-including new sanitary ware, cubicle system, drainage, lighting and wall and floor finishes with renewale of all floor coverings throughout.
  • Replacement windows and doors-with alterations to balcony area
  • New overlaid roof covering with solar PV
  • Upgraded electrical supply to also include communal lighting and electrical heating, as well as a sprinkler system.
  • Fire alarm upgrade and installation of way point signage & fire signage throughout
  • Access Control on office entrance & CCTV upgrade
